We can apply to the Local Planning Authority for Certificates of Lawful Development. These can be obtained for either proposed or existing development.

For proposed development, a Certificate of Lawful Development (CLOPUD) can be used to confirm that the proposed works fall within the parameters of permitted development and do not therefore require planning permission.

For existing development, a Certificate of Lawful Development (CLEUD) is used to confirm that the works that have been carried out are lawful in planning terms.

Certificates of Lawful Development are especially useful to have when selling a property. They confirm to the buyer that works carried out at the property (not already benefitting from planning permission) have been carried out lawfully.

It is important to note that for any works to Listed Buildings, a Certificate of Lawful Development for an existing use (CLEUD) cannot be obtained.
